TBC

Lille, France

The project

TBC is France’s pioneering coliving leader, transforming the way young professionals live and work in cities since 2017. With 15 residences and 3,000 apartments planned by 2028, TBC has already opened five major properties, including its flagship 12,000 m² residence in Lille Métropole.

Simplifying urban housing by combining coliving and coworking in thoughtfully designed spaces, each property is conceived as a complete ecosystem where residents can seamlessly live, work, and connect with like-minded professionals in vibrant city environments.

Every apartment features hotel-grade amenities, such as fully equipped kitchens, smart home automation, ultra-high-speed Wi-Fi, and designer furnishings. The residences also offer coworking stations, rooftop restaurants, gyms, and dedicated social spaces, creating an all-inclusive living and working experience.

For these projects, we supplied a complete range of products carefully tailored to each environment, ensuring that every space — whether apartments, coworking areas, or restaurants — was fully furnished and ready to use. Our contribution went beyond simple furniture delivery: we curated and coordinated an extensive selection of furnishings, lighting solutions, decorative frames, carpets, mirrors, and accessories, all designed to create a consistent aesthetic and functional experience across every property.

This large-scale operation involved more than 20 containers shipped from multiple continents to ports across Europe, delivering over 18,000 products that met both the functional requirements and the design ambitions of TBC.

By managing the complexity of such a diverse supply chain — from product design and quality control to shipping and installation — we enabled the client to focus on their core mission: reinventing urban living for a new generation of professionals.

In 2025, with the opening of three new centers, we needed a partner capable of sourcing our entire FF&E according to our designs, at a competitive price and with staggered deliveries across different regions. This was a large-scale project requiring the delivery of more than 100,000 products transported in over 20 containers from different areas of the world.

We have been working with Z&V since 2021, and their expertise has proven decisive for the success of our projects. This long-term relationship has allowed us to develop an operational synergy that is efficient and essential to the execution of our complex projects.

From the very first step, Z&V guided the process with a clear and structured approach. From pricing to scheduling, each phase was carefully coordinated to meet our financial and operational expectations.

The design and product development phases were managed efficiently, ensuring compliance with specifications while maintaining the flexibility necessary to meet creative expectations.

Production and quality control were perfectly mastered. Z&V ensured that all items met the agreed standards, coordinating with multiple factories distributed across different regions. Their attention to detail and supplier management ensured consistency and reliability throughout the supply chain, despite the project's scale.

Daily updates allowed us to track progress, meet the schedule, and coordinate the different phases.

The project combined international sourcing with a strong commitment to sustainability, prioritizing the use of local materials whenever possible to minimize environmental footprint. This responsible approach aligns with the values we uphold at TBC.

Logistics and deliveries were conducted smoothly, with Z&V overseeing container management and local distribution. Their ability to move from initial planning to successful delivery of thousands of products demonstrates their rigorous project management and international expertise.

Z&V demonstrated their ability to manage complex projects with meticulous organization, guaranteeing the expected results.
